Trading Build Engineering is a Sofia-based construction company that delivers residential projects across Bulgaria — from individual family homes and luxury villas to multi-unit apartment buildings. What We Build

Our residential construction division handles:

• Single-family homes: Detached houses from 80 to 500+ sqm, built on your land anywhere in Bulgaria. We work with architectural styles ranging from contemporary minimalist to traditional Bulgarian, and we adapt every design to the specific terrain, orientation, and local zoning requirements.
• Luxury villas: High-end properties with amenities such as swimming pools, landscaped gardens, underfloor heating, and smart home integration. Popular locations include the Sofia outskirts (Boyana, Dragalevtsi, Bankya), the Black Sea coast, and ski resort areas like Bansko and Borovets.
• Multi-family residential buildings: Small apartment blocks of 6–12 units through to larger residential complexes. We manage every aspect, including common areas, underground parking, and shared mechanical systems.
• Alternative construction systems: Timber-frame and steel-frame homes for clients who want shorter build times or specific architectural outcomes.

The Construction Process in Bulgaria

Building a home in Bulgaria follows a regulated process, and understanding it upfront prevents surprises. Here is what to expect:

1. Design and permits. Every construction project in Bulgaria requires an approved architectural design and a building permit (Razreshenie za stroezh) issued by the local municipality. The process is governed by the Spatial Planning Act (ZUT — Zakon za Ustrojstvo na Teritoriata). We coordinate the full permit process: geodetic survey, geological study, architectural and structural design, coordination with utility providers, and submission to the municipality. For most single-family homes, permit approval takes 2–4 months.
2. Excavation and foundations. Foundation design depends on soil conditions confirmed by the geological report. We use reinforced concrete — strip foundations, raft foundations, or piled foundations as required. Concrete is minimum class C20/25 for foundations and C25/30 for structural elements, with B500 class reinforcement steel. All work follows Eurocode standards (EN 1992 for concrete, EN 1997 for geotechnical design), which Bulgaria has adopted.
3. Structural shell (rough construction). This phase produces the load-bearing structure: reinforced concrete columns, beams, and floor slabs; masonry walls using Wienerberger clay bricks or Ytong aerated concrete blocks; stairways; and the roof structure. Upon completion, an official Act 14 protocol is issued, certifying the structural shell. This is an important milestone for property registration and mortgage purposes.
4. Building systems and insulation. We install complete MEP (mechanical, electrical, plumbing) systems: PPR water supply pipes, PVC drainage, electrical wiring to Bulgarian and EU standards, and HVAC systems including heat pumps, underfloor heating, and mechanical ventilation with heat recovery. External thermal insulation uses EPS or XPS boards (minimum 10 cm thickness) to meet Bulgaria's energy efficiency regulations, with additional waterproofing membranes on foundations and vapor barriers on roofs.
5. Finishing and handover. Interior finishes include plastering, floor coverings (porcelain tile, laminate, engineered hardwood), bathroom tiling, PVC or aluminum thermal-break window installation, painting, and fixture mounting. We complete Act 15 (construction completion protocol) and coordinate the issuance of Act 16 (occupancy permit) by DNSK, the national construction supervision authority. Act 16 is required before you can legally occupy the property and register utility accounts.

What Foreign Buyers Should Know

Building in Bulgaria as a non-resident is straightforward, but a few points deserve attention:

Land ownership: EU citizens can own land directly. Non-EU citizens can purchase land through a Bulgarian-registered company (a standard and fully legal approach). We can recommend experienced legal counsel for the setup.

Communication: Our project managers communicate in Bulgarian, English, and Russian. You receive weekly progress photo reports and video calls, so you can monitor your build from anywhere in the world.

Costs: Residential construction in Bulgaria typically ranges from 450 to 900 EUR per square meter for a turnkey finish, depending on specification level. This is significantly below Western European averages while meeting identical Eurocode structural standards.

Timelines: A single-family home of 120–180 sqm takes approximately 8–12 months from permit to move-in. The structural shell phase typically takes 3–4 months. We provide a detailed Gantt chart schedule with contractual milestone dates.

Quality assurance: We hold registration in Bulgaria's Central Professional Builder Registry (CPRS), qualifying us for Category 1 residential construction. All materials carry CE marking under EU Construction Products Regulation 305/2011. We provide a 10-year structural warranty and a 5-year warranty on finishes and installations — exceeding the statutory minimums.

Materials and Partners

We use established European brands: Wienerberger bricks, Baumit and Weber insulation systems, Rehau and Schüco window profiles, Bramac and Tondach roofing. Concrete is sourced from certified batching plants with full traceability. We do not cut costs on materials — the specification is agreed in the contract and does not change.

Fixed-Price Contracts

Before construction begins, you receive a detailed bill of quantities (Kolichestvenno-stoinostna smetka — KSS) that itemizes every material and labor cost. Our contracts are fixed-price: the agreed amount does not change unless you request a scope modification in writing. There are no hidden fees, no surprise extras.
