New Roof Construction

We design and build all types of roofing structures, tailored to the building's architecture, regional climate conditions, and your aesthetic preferences.

Pitched roofs — the classic choice for single-family homes and residential buildings in Bulgaria. We offer mono-pitch, gable (dual-pitch), and hip (four-pitch) constructions with timber or steel framing. Pitched roofs provide excellent drainage for rainwater and snow, which is essential in the mountainous and semi-mountainous areas around Sofia. We use premium coniferous timber treated with antiseptic and fire-retardant agents in compliance with Bulgarian Regulation No. 1 for roof design.

Flat roofs — a functional and cost-effective solution for apartment blocks, office buildings, and industrial halls. With flat roofs, we pay particular attention to waterproofing and drainage, since the minimal slope (typically 2-5%) demands uncompromising protection against water pooling. We work with leading PVC and TPO membrane systems, as well as classic bituminous roll-on waterproofing.

Combined roofs — for architectural projects that require both pitched and flat elements. These constructions are especially popular in modern residential complexes in Sofia's neighbourhoods.

Roof Repair and Reconstruction

We have extensive experience repairing existing roofing structures. Our approach begins with a detailed diagnosis — we assess the condition of the load-bearing structure, sheathing boards (formwork), batten grid, waterproofing layer, and roof covering.

Common problems we encounter include: leaks during rain or snowmelt, damp stains on upper-floor ceilings, cracked or displaced tiles, compromised waterproofing membranes, and clogged or damaged downpipes. In every case, we propose a long-term solution rather than a cosmetic patch that merely postpones the problem.

Materials

We work with proven manufacturers and supply only certified materials:

Ceramic tiles — a traditional and long-lasting choice with a service life exceeding 50 years. We offer Marseille, Dutch, and flat-profile models from leading European manufacturers such as Tondach and Bramac.

Concrete tiles — a more affordable alternative with excellent freeze-thaw resistance, making them especially suitable for Bulgaria's climate with its wide temperature swings.

Metal roofing (sheet steel) — a fast and economical solution for industrial buildings and agricultural structures. We supply profiled and smooth steel sheet with polyester or PVDF coating for maximum corrosion resistance.

Bituminous shingles — a flexible solution for roofs with complex geometry. Easy to install, lightweight, and available in a variety of colours and textures.

Bituminous membranes — the foundation of any quality waterproofing system. We work with two-layer APP and SBS modified membranes, 4-5 mm thick, for maximum reliability.

PVC and TPO membranes — modern solutions for flat roofs with mechanical fastening or ballasting, offering UV resistance and a lifespan of over 25 years.

Gutter Systems

We install and replace gutters and downpipes made of PVC, galvanised steel, and copper. A properly sized gutter system is critical for channelling rainwater away from the building and protecting both the facade and foundations.

Chimney Work

We perform chimney cladding and repairs, install chimney caps, and seal chimney flashing with waterproofing. Proper chimney sealing is one of the most frequent points of roof leakage.

Seasonal Considerations for Bulgaria

Roofing work in Bulgaria follows a seasonal rhythm. We recommend major construction activities between April and October, when temperatures allow proper application of waterproofing and adhesives. An autumn inspection before the winter season is essential — we offer a free roof inspection every September and October to prevent issues during winter. Emergency leak repairs are available year-round with a 24-hour response time in Sofia and the surrounding area.
